Dealga is a solicitor in Sherwin O’Riordan Solicitors where he advises on all aspects of residential and commercial property transactions. His particular focus is on the acquisition, disposal, financing and leasing of a broad range of commercial properties including offices, restaurants, retail premises, public houses, mixed commercial and residential developments. Dealga also has extensive experience advising in relation to mortgagee and receiver sales of both commercial and residential properties and in acting for lending institutions in relation to secured lending transactions.

• Acting for developers in the construction and sale of commercial properties
• Dealing with issues on title and rectifying same
• Advising Mortgagees and Receivers in relation to post appointment matters including title reviews and landlord and tenant issues, regularising title issues and the subsequent sale of distressed properties by auction and by private treaty. This work involves the consideration of a huge range of issues related to the validity of security held and ongoing asset management.
• Acting for purchasers in relation to the acquisition of commercial properties from Receivers and mortgagees for corporate clients.
• Negotiating and drafting commercial leases and licenses on behalf of both landlord and tenant.
• Acting for a range of financial institutions in relation to putting in place security including advising on title issues and preparing certificates of title including a portfolio of retail properties.
• Carrying out due diligence for domestic and international financial institutions on complex property matters held as security with a view to enforcement and realization of assets entailing security review, full investigation of title, planning, landlord and tenant matters, review of security documents, undertaking remediation works to remedy defects on title and advising in relation to selling as mortgagee.
• Acting for an Asset Manager in relation to various property transactions for a leading life assurance company.
